Walnut Street Closings is a full service title company servicing real estate clients in Pennsylvania, New Jersey, Michigan, Minnesota and Florida. Title Insurance is an indemnity contract between an insured owner or lender and the title insurance company named on the title policy. The title policy protects real estate buyers and/or lenders from loss suffered as a result of various title defects listed on the title policy. Some examples of title defects include outstanding and unpaid property taxes by the previous owner, fraud or forgery in a deed, unknown heirs or spousal issues.
Should a claim be made against the title, defending the claim or curing the defect could potentially cost you thousands of dollars in attorney’s fees and costs. Additionally, in some extreme cases, you could lose your property. A title insurance policy covers the cost of a legal defense, as well as any amount of a covered loss up to the limits of the policy, which is ordinarily the purchase price of the property and in some cases up to 150 percent of that amount.

Kevin is a seasoned title agent with over fifteen years of title, closing and escrow experience handling closings in Pennsylvania, New Jersey and Florida. Along with a wealth of knowledge in the buy/sell and refinance sectors, Kevin has spent fifteen years working with the largest lenders and attorneys in the default/foreclosure/REO industries. He is committed to providing homebuyers with a warm, friendly experience where they receive answers to their questions and feel comfortable in the knowledge that they understand their transaction.
Kevin is a Philadelphia transplant and has been living in the Upper Moreland area since 2018. He is married with two kids and volunteers his time coaching basketball, soccer and flag football. He is a lifelong Philadelphia sports fan and is on record as stating he would have kept Nick Foles and traded Carson Wentz before the 2019 season.
On the day of the closing, all of the involved parties and representatives meet at a chosen venue, either at an office or private home, to conduct the closing. The meeting is officiated by one person, namely the licensed title company expert. At this time, documents are exchanged to make sure that all of the required steps have been completed and the buyer can receive clear title to the property purchased. Additionally, it is during the closing where the seller receives payment for the property being sold.
After all the signing is complete, the deed and any mortgage or deed of trust is recorded in the correct order so there is no disturbance to the chain of title. The “chain” runs from the current owner to the original property owner in order to accurately document all ownership of the property’s history.

Wire transfer of funds is required for any monies due over $5,000.00. We cannot accept ACH credits. An actual wire transfer must be sent. We accept certified, treasurer’s or bank checks up to $5,000, but they MUST be payable to WALNUT STREET CLOSINGS LLC. Personal checks are accepted for funds due under $500.
All checks including certified, treasurer’s or bank checks MUST BE PAYABLE to WALNUT STREET CLOSINGS LLC. We will not accept checks payable to the borrower/buyer (even if the bank that issues the check tries to tell you otherwise).
Any excess funds presented at closing will be refunded to you. Walnut Street Closings will issue a check back to you for the difference.
